Valuations

Private Valuations - This is the simplest report type, which is provided for the purposes of -

  • Help to Buy (HTB).
  • Shared Ownership.
  • Taxation.
  • Probate.
  • Matrimonial.

A valuation will include the following information -

  • A brief description of the property.
  • Basic details of the construction of the property.
  • Its gross external floor area.
  • If the property has suffered structural movement.
  • Any other matter(s) that will have a significant effect upon the properties value.
  • A brief description of the local amenities.
  • Its open market value (as defined).

Please note that this type of report is not a survey of any type, such as a Condition Report, Homebuyers Report/Survey or Building Survey.

We are RICS registered valuers and all valuations are undertaken in accordance with The Royal Institution of Chartered Surveyors Valuation Professional Standards 2014 (The Red Book) and International Valuation Standards, where applicable, in all respects.

 

Reinstatement Cost Assessment (for insurance purposes)

A simple assessment to provide you with the cost of rebuilding of your property. 

 

Snagging Survey 

This is a new type of survey that is designed to inspect new built properties prior to completion. It looks at all the constructional elements and ensures that it is finished to a standard that you would find acceptable. 

 

RICS Condition Report (Level 1)

A basic visual inspection. This report gives a general opinion about the condition of a property. Recommended for new-builds and conventional properties.

  • A clear easy to understand traffic light system, which rates different elements of the property, such as constructional elements both internally and externally, services, garage(s) and outbuildings.

 

RICS Homebuyers Report (Level 2)

This type of report/survey is suitable if you wish to purchase or sell a conventional property, such as a house, bungalow or flat, which is built from conventional materials. and in reasonable condition.  We can provide this with or without a valuation.

The report included the following -

  • A clear easy to understand traffic light system, which rates different elements of the property, such as constructional elements both internally and externally, services, garage(s) and outbuildings and describes the level of attention these elements require.
  • A summary of risks to the building based on its condition.
  • Matters for your legal adviser(s), such as -
    • Guarantees.
    • Building/Planning control issues.
    • Rights of Way.
    • Other legal matters of consideration.
  • A professional opinion from the surveyor on the 'Market Value' of the property (only provided if a valuation is chosen to go along with the report), and a list of issues that the surveyor considers may affect the value of the property.
  • An insurance reinstatement figure for the property.
  • Advice on what requires repairs and ongoing maintenance.
